Chimney Repairs

Chimney Repairs in Birmingham That Stop Damp at the Source

Chimneys take the worst of the weather, and when they fail the damage often shows indoors first. Brown stains on a chimney breast, damp wallpaper, crumbling mortar joints or water in the loft near the stack are all common signs. Defective flashings, cracked haunching or a damaged capping let rain in, and winter frost can then make the damage worse.

We inspect the stack, flashings and surrounding roof before recommending anything, and we explain what we find and why it is leaking. Repairs are carried out safely from proper access, with the work area protected and cleared afterwards. We repair existing chimneys only; we do not build new stacks or take them down, so we will say clearly when a job falls outside our work.

What our chimney repair service includes

Repointing of eroded mortar joints in the stack, matched sensibly to the existing brickwork or stone.

Flashing repairs and replacement where the chimney meets the roof, including lead flashings.

Haunching repairs to the mortar bed around pots that has cracked, crumbled or come loose.

Capping repairs to the top of the stack, so rain cannot enter from above.

Leak tracing to separate chimney-related leaks from slipped tiles or other roof defects.

Photos of defects on request, so you can see exactly what needs attention.

What you need depends on the cause. Worn mortar may only need repointing, while a leaking joint between stack and roof may need new flashings, often formed in lead. Cracked haunching, which holds the pots in place, and failed cappings are repaired to keep water out. After inspection we confirm the scope in writing so you know what you are paying for.

Actual Roofing is fully insured, trained and guarantees its work. We cover Birmingham, Solihull and surrounding areas such as Sutton Coldfield, Smethwick and Oldbury. If you suspect your chimney is letting water in, we will provide a free, no-obligation quote after inspecting it. Call us on 01242 800125.

Common questions

Chimney Repairs FAQs in Birmingham

Why is my chimney breast damp?

A damp chimney breast is most often caused by water getting in at the stack, through failed flashings, cracked haunching, a damaged capping or worn pointing. Condensation can also play a part. We inspect the roof and stack to find the real cause.

What are chimney flashings and why do they leak?

Flashings are the strips of metal, often lead, that seal the joint between a chimney and the roof. They leak when they lift, crack, corrode or when the mortar holding them has failed. Replacing or resealing them is a common and effective chimney repair.

Does a chimney need repointing?

A chimney needs repointing when mortar joints are eroded, crumbling or missing, because water then soaks into the brickwork. Chimneys are exposed, so pointing often wears faster than elsewhere. We assess the joints and repoint only the areas that need it.

Can you take down or rebuild a chimney stack?

No, we repair existing chimneys but do not build new stacks or demolish them. Our work covers repointing, flashings, haunching, cappings and leak repairs. If your stack is beyond repair, we will tell you honestly so you can approach the right specialist.
